What Does a Child-Safe Courtyard Mean for a Modern Residential Complex?

One of the aspects families tend to consider more and more often these days when picking out a new apartment, is how safe the overall environment of the project will be for their kids. Since children spend a lot of time in the courtyard, the space layout can seriously influence the decision: well-organized infrastructure means children are protected from outside hazards and parents don’t have to worry.

When developing its newest complex, Maqro Development took the following five essential details into account to create an environment that protects children.

There Should Be No Cars in the Courtyard

For a courtyard to be genuinely safe for children, the area where they play needs to be separated from all kinds of traffic. There are always risks involved when motor vehicles are around. This is particularly true when it comes to small kids, since they don’t have the aptitude to properly judge a car's speed and direction.

To avoid this danger, it is interesting to consider what modern residential complexes in Tbilisi should have. In such cases, underground parking is mainly provided for vehicles. As for the above-ground parking, a well-planned layout tends to distribute parking spaces around the complex in a way that allows for the leisure areas to remain protected, with the inner courtyard itself largely allocated to pedestrians. 


The new project, Maqro City Tbilisi, was planned in a similar vein, with the majority of its parking spaces placed underground. Given that the whole complex has only one, fully secured entrance, vehicles that do not belong to the residents or employees, cannot enter the inner territory, and children can play in a quiet, insulated environment without worry.

Fenced Borders and Quality Security Systems

For safety, the territory needs both a clearly demarcated physical boundary and a monitoring system that ensures those boundaries are enforced. Thanks to the territory of the complex being completely fenced off and video cameras that can easily catch all suspicious activity, the control is tight and allows for potential threats to be averted in time. In an environment like this children play without a care, and parents can rest without worrying too much about any strangers approaching the kids.

Another thing to guarantee the parents' peace of mind is the fact that the kids will never find themselves trapped in an elevator, since in the project each residential block of an apartment under construction will be served by an individual generator. Even if the power unit in the main city grid goes out, the power source for the entrances and the elevators in the complex will remain, ensuring they keep working as usual. 

Separating Zones by Functions

In addition to the territory being protected from the outside, the internal layout of the courtyard itself matters a lot. When the areas meant for adults to rest and play sports, and children’s playgrounds end up sharing one space, the risk of children getting hurt grows. In such surroundings there is a good chance for a child to get hit by a ball flying off the court, or someone to collide with them while running. To avoid unpleasant incidents, modern residential complexes need to keep these spaces separate from one another.

In the Maqro City Tbilisi project, the recreational area takes up almost 50,000 sq. m. and is arranged so that residents do not disturb one another while doing various leisure activities. The kindergarten and children’s playgrounds are set up separately, sprawling over 3,536 sq m. The areas for sports lovers - two basketball courts, three tennis courts and 1,687 meters worth of trails for running and cycling are set up completely separately.

On the residential complex's swimming pools territory, a separate children's pool and a special recreation zone will be arranged for the little ones. A dedicated security staff member will be responsible for ensuring the environment in this area is constantly safe for children. 

Visibility and Easy Supervision

When planning a space specifically for children to use, it matters a great deal how well that specific section of the courtyard can be seen from the apartments. The areas meant to be frequented by children, like playgrounds, should be set up in a way that allows parents to easily keep an eye on their kids from their own balconies. For children to stay constantly within view, nothing should cover up the play area from the apartments’ side and at dusk the space should be lit.

In the Maqro City Tbilisi project, the children's spaces are set up in the very central part of the courtyard. The placement is deliberate, so that the play area is clearly visible from all sides, and parents are able to watch their children freely from their own apartment any time they need. 

Internal Infrastructure That Reduces the Need to Leave the Complex Area

Parents can be far calmer when taking a child to kindergarten no longer involves long commutes requiring crossing congested streets. With the kindergarten right in the residential courtyard, the problem takes care of itself. The entire route from home to kindergarten passes through protected complex territory and there’s no longer the danger of children coming into contact with moving traffic at all.

That’s why there’s a kindergarten being built on the territory of the Maqro City Tbilisi complex.  Along with the playgrounds for children, the internal space will have swimming pools, recreational areas and pedestrian tracks. Since every place that can be of interest to children is set up in one protected territory, families will hardly ever have to leave the courtyard for their everyday needs. And if they do need to, these are apartments near the metro, so the complex's future residents will be able to get relatively quickly and comfortably to most other districts in the capital.

All in all, the project accounts for every detail necessary to create a safe environment for children. Territory isolated from traffic, 24/7 supervision and varied infrastructure for parents to use without unnecessary worry.
